Some Home Buying Tips on Choosing the Perfect Location

So, you have finally decided that the ‘big move’ is in order and you are plagued by looking over multiple listings for homes in what seems like the ideal locations, yet coming to a decision is nearly as difficult as solving a complex physics equation. Fear not, there are some rather easy things that you can take into consideration when looking over different areas that will easily help you to come to a decision on whether or not that location will be the most ideal, and realistic.

First, you have to decide where you wish to move to. The best method of approach here is to review several ideal locations—most often based upon employment considerations—and decide upon what the final three winners will be. Once you have come to a conclusion on the three locations that you deem the most livable, its time to get cracking on the research and see which one nets the final winning bid. These simple tips should help you greatly along the way.

Location is everything
The tagline says it all: Location, location, location. Take some time and sift through different areas that you would like to live. Do you want to reside in a major city that has a nearby airport, large hospital and plenty of live events, not to mention an area that is culturally rich? Or do you prefer a tucked away and small town feeling in a suburban area that is on the outskirts of a major city.

Depending on your choice, realize that if you live outside of a major metropolitan area, a commute to work in the morning will more than likely be in order. However, if you can weigh the personal costs associated with a commute each weekday morning, you may find that the cost of living is far more beneficial in a suburb. And if you are a rancher, obviously you are looking for more remote locations and the above algorithm need not apply to your situation.

What amenities are nearby?
Once you have decided on three ideal locations, consider the amenities. This below list should help you to make up your mind on the perfect location to move to.

  • What is the crime rate, police and fire effectiveness?
  • Is the county thriving or are they imposing extra taxes to accommodate a faltering budget?
  • What schools are in district, how do they rank nationally?
  • Are their plenty of nearby freeways?
  • Is there an airport?
  • Are there any other major amenities like a professional sports team, a concert arena or a park system?

Resale value is everything in today’s market

Finally, with home values plummeting and not seemingly geared to make a comeback for quite some time, is it worthwhile to buy a home in this area? Research the area and trend of prices and assure that you are making a really good investment. The last thing you want to happen is find out hat you just lost twenty grand after you signed on the dotted line and unpacked the moving truck.
